What is the idea behind Design/Build?t manager?
Design / Build or D / B, in short, is a form of project delivery system in which you have the sole responsibility for both design and construction. In the past, a homeowner or someone with a building project would have had to hire an architect for the design and a contractor to build, separately. Nowadays, D / B has streamlined the process by making assessments, collaboration, and negotiation more straightforward for your construction projects.

Are estimates for free?
Yes. We offer a free proposal. The initial consultation is not charged, as this is exploratory in nature. If it is decided that we are the right choice for your project and you choose to work with us, then we will require a deposit towards the design cost. A ballpark figure of the construction cost is used to determine the value of the deposit. We’ll be able to decide on a more precise cost range as the design progresses. That is where we base the design fee percentage. We will give you a fixed cost contract upon the completion of the plan.
What do I need to do for the initial consultation?
It helps if you already have an idea of what you’d like, including a budget, for your home or commercial space. The Internet and social media have plenty of ideas you could use as pegs for design. This will help us to grasp your preferences. It would be nice if you could also plan a wish list and must-haves before the meeting for discussions. You can also try to get a copy of your construction plot and give one to us during the session.
Is it necessary for me to fill out the contact form?
Yes. We hope you understand that even though we only work by appointments, we also want to make sure that we assign you the best resources. If we have up-front information to make it more efficient for you, it will help us immensely.
What will be the cost of my project?
The honest response to this is that it all depends on the components you want for your project. Although we may have worked on an earlier project with the same measurements, the owners’ preferences and priorities vary greatly. Some customers would focus on materials, no matter how expensive it might be. Our work with Design / Build is tailor-made and unique for you. We also operate within a budget you want and ensure that you get the most out of it.
How long does it take to do a construction project?
The length of time it takes to complete construction involves a lot of different factors. Often, it would even depend on the availability of certain specific materials for your project. Work begins, as standard practice, as soon as the deal is signed. Permits are secured, and the initial procurement takes place. A simple construction project will conservatively range between 12-16 weeks. It will take even longer to get a bigger and more complicated project done. With our decades of experience, we take pride in meeting our schedule and deadlines for construction.
What will be the payment schedule for my construction project?
That will be clearly outlined in your contract terms and conditions. During the design phase, a deposit will be required, based on the percentage of the total project cost. After that, progress payments will be made for each milestone met.
Who will do the actual work?
There will be additional Grizzly Strong Construction carpenters and craftsmen working on the project on-site along with the project manager and the lead carpenter. In our experience of decades in the industry, we have only worked with creative, efficient, and skilled workers. We have licensed and insured contractors, who have been with us for years, for plumbing, electrical and mechanical work. If your project so requires, specialty contractors can also be secured.
Why should I opt for a Design / Build?
Design / Build has a lot of benefits. One of the most important of these is that having a D / B saves you time and money. Even before the design is completed, this form of project management provides you with the best value solutions for the various construction aspects. Because everybody is on board right from the beginning (designers, developers, and others), disputes in elements are avoided. We can also identify and tackle cost, schedule, and construction issues early on.
How do you start the work process?
It begins with an evaluation of the scope of the project. We evaluate the structure in case of an existing building and determine what needs to be improved. We listen to assess your property needs and wants. Once we discuss your goals and how we will tackle the challenges, you decide whether Grizzly Strong Construction is for you. If you choose to work with us, we will begin with the preliminary work, such as measuring your space, preparing architectural schematics, among others, to provide you with initial costs. We then proceed to a full evaluation with your approval, so that we can begin to develop the design. In this phase, expect meetings to finalize the design, to a maximum of four. We’ll then provide you with a fixed cost construction contract.
Where will the meetings take place?
Ideally, we will come over to your property for our meeting to see the initial design concerns for ourselves. It’s also part of building our client relationship to be on your property where you’re comfortable discussing budgets, wants, and needs. This also offers us the ability to assess what you may need from a design and construction perspective.
What areas do you operate in?
We are in Southern California and have been active for decades with construction projects. In Tustin, Irvine, Newport Beach, Corona Del Mar, Laguna Beach, Laguna Niguel, San Juan Capistrano, San Clemente, Dana Point, Foothill Ranch, Aliso Viejo, Mission Viejo, and Rancho Santa Margarita, we have built relationships with property owners and homeowners. We’re a licensed and trusted Orange County General Contractor.
Should all decision-makers be present in every meeting?
Yes, we prefer all decision-makers to be present to the maximum extent possible so that everyone is on the same page. It will give us all clarity, consistency, and efficiency as we address the construction project matters together. We want to make sure we provide you with a design and work that you’ll be pleased with. There will be less room for errors in the long run, and eventually, save you time and money.
How do I determine my budget?
Before embarking on a building project, it is always best to check your own accounts. You can see from there how much of a financial impact it will have on you. It’s best to be honest with what your financial situation can provide to ensure you get the design and build that you want.
Who will be responsible for securing the permits?
Grizzly Strong Construction is responsible for securing the permits required. Once we have the contract signed, we start applying for permits. The homeowner may need to include a property survey or plot map of the property in case of a residential construction project. It is also the homeowner’s responsibility to secure parking passes if the neighborhood requires them.
Who will be the key contact for the project?
Your primary contact will be the project manager. Any correspondence or inquiries regarding the project should be directed to the responsible project manager. There will be a lead carpenter on site, who will take care of the day-to-day project supervision. Both the project manager and the lead carpenter work closely together to ensure that the construction runs smoothly and on schedule.
